Paramus Park mall is set to undergo a major entertainment expansion following the announcement that indoor adventure venue NRG will take over the vacant upper level of the shopping center's former Sears anchor. The redevelopment initiative aims to infuse new energy into the Bergen County retail hub by replacing traditional department store square footage with an interactive, family-focused recreational destination.
Scheduled to welcome visitors next year, the upcoming entertainment complex will occupy a massive 59,000-square-foot footprint at 700 Paramus Park. Real estate services agency TSCG, which represented property ownership and brokered the transaction, recently announced the details of the newly signed long-term lease.
The adventure park will be positioned on the upper level directly above the existing 100,000-square-foot Stew Leonard's supermarket. By repurposing the two-story anchor building formerly occupied by Sears, the property continues its ongoing transition into a multi-faceted commercial hub that blends everyday grocery shopping with experiential leisure activities.
Patrons visiting the upcoming Paramus complex will have access to an extensive lineup of dynamic, high-energy attractions. The conceptual plans for the space feature challenging ninja obstacle courses, oversized donut slides, aerial zip lines, and elevated rope courses tailored for children, teens, and families looking for active indoor entertainment.
In addition to rope bridges and obstacle runs, the facility will include large trampoline zones, climbing attractions, and modern virtual-reality experiences. According to company announcements, the Paramus site will also feature dedicated party rooms and facilities equipped to host children's birthday celebrations, large group outings, and local community fundraising events.
Commercial real estate firm TSCG played a central role in guiding negotiations between the entertainment operator and the shopping center's ownership team. Jamie Sackeim, the TSCG broker who represented the landlord, noted that finding a space of this scale and layout in the regional retail market is exceptionally rare.
Sackeim highlighted the strategic advantages of placing an action-oriented family park directly above an established supermarket draw. With high visibility near the Garden State Parkway and substantial daily foot traffic already passing through the doors, the brokerage noted that NRG will give area residents another reason to frequent the mall while reinforcing its identity as a family destination.
The property, officially designated as Paramus Park South, was purchased in 2025 by a joint-venture investment partnership led by Heidenberg Properties Group. Since taking control, the ownership group has targeted experiential tenants capable of driving sustained consumer interest and long-term vitality.
Robert Heidenberg, the president and chief executive officer of Heidenberg Properties Group, expressed strong enthusiasm for the lease agreement, describing NRG as the ideal tenant for the site. He noted that the entertainment operator recognized the immense potential of the upper-level floor plan and credited TSCG with executing a smooth and straightforward negotiation process.
The addition of an indoor adventure park reflects a broader, ongoing transformation across the suburban shopping mall sector. In response to increasing competition from digital commerce platforms like Amazon, brick-and-mortar landlords have increasingly moved away from conventional department stores in favor of non-retail, experience-based concepts that cannot be replicated online.
This industry-wide shift toward experiential retail is particularly evident across North Jersey's commercial landscape. Nearby destination centers such as American Dream in East Rutherford have incorporated major entertainment anchors, including an indoor theme park, an indoor skiing facility, and an aquarium. Similarly, Westfield Garden State Plaza in Paramus has integrated family concepts such as the Power Up Arena, Go Playland, and the Horae Play arcade.
The Paramus Park lease represents the second New Jersey location for the NRG brand. The indoor adventure chain made its initial entry into the Garden State after opening a venue in Springfield last December, establishing an operational base that laid the groundwork for further regional growth.
Beyond its footprint in New Jersey, NRG currently operates an indoor park in Fargo, North Dakota, while planning several additional locations across multiple states. Company records indicate that Toms River has been designated as another future expansion market in New Jersey, though specific site and address details have not yet been released.
As construction and interior buildouts advance ahead of the planned 2027 opening, the reimagining of the Sears space marks a pivotal milestone for Paramus Park. By pairing essential grocery services with a regional amusement venue, the shopping center is positioning itself to capture consistent consumer demand across multiple generations.
